2. What is fixed

Drag the drain and water markers to where they really are: all plumbing costs are measured from those two points. Not sure where they are? The drain is usually at the current toilet or shower, water at the basin; tap a marker for an explanation. Place the door, window and load-bearing wall on a wall here.

Clearances above are comfort guidelines, not legal rules. Cost ranges are UK national planning ranges including 20% VAT (validated August 2026); London and the South East run higher. Always get local quotes.

How the kitchen planner works

A to-scale drawing tool that checks your layout against clearance guidance and prices plumbing moves live while you drag fixtures around.

  1. Choose your room shape (rectangle, L-shape, sloped wall or free form) and set the sizes.
  2. Place the door, window and the existing drain and water connections where they really are.
  3. Drag and rotate your fixtures; add your own objects with their real sizes.
  4. Read the verdict underneath: clearance warnings and the plumbing cost of every move.

What you enter: Your room sizes, connection points and the layout you want. What you get: A to-scale floor plan with clearance checks and layout costs, downloadable as a working drawing; the layout travels into the free AI impression.

Frequently asked questions

What is the kitchen work triangle?

The imaginary triangle between fridge, sink and cooktop. As a guideline a kitchen works comfortably when the three sides add up to no more than about 8 m (26 ft); beyond that you walk more than you cook. The planner measures it live.

What does a freestanding kitchen island need?

Water, drainage and power through the floor, which means opening and restoring the floor; on concrete that is serious work. Keep about 105 cm (42 in) of walkway around it. The planner flags a freestanding island automatically.

How much walkway does a kitchen need?

As a comfort guideline 100 to 120 cm (40 to 47 in) between a counter and the wall or island opposite, enough to open drawers and the dishwasher while someone passes. The planner uses 105 cm and marks tighter spots without forbidding them.
